L'investissement ultime à haut rendement, garanti et sans risque
Au milieu de l'attrait des placements traditionnels comme les actions et les fonds communs de placement, il existe une stratégie souvent négligée qui offre des rendements garantis et un risque minimal : investir dans votre propre dette. Même si cela peut paraître peu conventionnel à première vue, les avantages de cette approche sont indéniables.
De temps en temps, ce genre de question surgit dans ma boîte de réception : Comment puis-je me lancer dans des investissements à faible risque comme des actions et des fonds communs de placement à haut rendement avec des taux de rendement élevés garantis ?
Bien sûr, cela me fait rire hystériquement, pas seulement parce qu'une telle chose n'existe pas. comme un investissement sans risque, encore moins avec un taux de rendement élevé garanti, mais davantage parce que quelqu'un pense que je suis un conseiller en investissement. Je ne suis ni qualifié ni autorisé pour conseiller quiconque sur les investissements boursiers traditionnels à Wall Street. Mais cela ne veut pas dire que je n’ai pas de conseils à leur donner.
Mes conseils en investissement ne sont peut-être pas conventionnels, mais ils sont tellement logiques que je pense que vous serez étonné. Lorsqu'ils examinent les investissements, de nombreuses personnes négligent l'un des endroits les meilleurs et les plus faciles pour investir leur argent : leur propre dette.
Tout d'abord, convenons que la raison pour laquelle les gens veulent investir est d'augmenter leur valeur nette en renforçant leur valeur nette. l'argent grandit. Il y a deux façons de procéder. 1) Vous pouvez augmenter vos actifs ou 2) diminuer votre passif.
Si vous avez des dettes, votre valeur netteaugmentent au même rythme si vous augmentez votre actif ou diminuez votre passif. Voici un exemple : disons que vous recevez un bonus de 1 000 $ avec lequel vous achetez des actions dans un fonds commun de placement. Au moment de l'achat, votre valeur nette augmente de 1 000 $. Si, au contraire, vous remboursez 1 000 $ de dette, votre valeur nette augmente quand même de 1 000 $.
C'est sans risque
Investir dans votre dette est un investissement sans risque. En utilisant l’exemple ci-dessus, disons que vous avez acheté des actions ABC au lieu de rembourser 1 000 $ de dette. Le mois prochain, la valeur du titre chute de 50 %. Maintenant, votre action vaut 500 $.
D’un autre côté, si vous remboursez vos dettes avec ces 1 000 $ et les réservoirs d’actions ABC, cela n’affecte pas du tout votre valeur nette. Cet « investissement » de 1 000 $ dans votre dette a augmenté votre valeur nette sans aucun risque.

Taux de rendement garanti
Investir dans votre dette vous rapporte des intérêts égaux au montant que vous payiez sur la dette. Vraiment! Laissez-moi vous montrer exactement comment fonctionne cette stratégie d'investissement sans risque.
Revenez à la dette de 1 000 $ que vous avez remboursée dans l'exemple précédent. Disons qu’il s’agit d’un solde de carte de crédit de 1 000 $ à un taux d’intérêt de 18 %. Étant donné que vous n'effectuiez que des versements mensuels minimaux, vous payiez 15 $ d'intérêts chaque mois ou 180 $ par an (1 000 x 0,18 = 180 $).
Une fois que vous avez investi1 000 $ de dette en la payant à 0 $, vous gardez ces 15 $ dans votre poche chaque mois à l'avenir. Il s’agit de votre rendement garanti de 18 % sur les 1 000 $ que vous avez investis dans votre dette. Ce genre de retour sur investissement est inédit de nos jours !

Aucun minimum
Si vous avez un dollar supplémentaire, vous pouvez l'investir dans votre dette. En fait, vous pouvez investir n’importe quel montant à tout moment jusqu’à ce qu’il ne vous reste plus de dettes dans lesquelles investir ! Ce ne serait pas le cas en investissant sur le marché boursier traditionnel. Il n'est pas rare qu'un fonds commun de placement ou une société de courtage exige un achat initial ou un dépôt sur son compte de courtage de 1 000 $ ou plus.
Si vous avez de l'argent à investir, il est tout à fait logique de l'investir dans votre dette, surtout si vous avez des dettes non garanties comme des comptes de carte de crédit ou des dettes étudiantes, jusqu'à ce qu'elles disparaissent ! Et alors ? Devriez-vous investir dans vos dettes garanties, c’est-à-dire votre hypothèque ou d’autres prêts garantis ? C'est une question à laquelle vous seul pouvez répondre.
Investir dans votre prêt hypothécaire est une approche prudente, mais tous les avantages d'investir dans votre dette non garantie s'appliquent également à votre prêt hypothécaire. Chaque dollar que vous investissez dans votre prêt hypothécaire vous rapproche encore plus de la propriété libre et nette de votre maison. Quelle liberté ! Ce qui est peut-être encore plus étonnant, c'est que des cendres de ma vie est née une nouvelle carrière.
